The duty

Under the Regulatory Reform (Fire Safety) Order 2005, and the Fire Safety (England) Regulations 2022 for higher-risk residential buildings, the responsible person must check fire doors and keep records. The check is not the hard part. Showing, months later, what was found on a door you cannot remember is.

How AssetWRX handles it

  1. 1

A record per door, not per building

Every door is its own asset with its location, rating, hardware and history. The label on the frame opens that door and nothing else.

  2. 2

The check is a checklist, not a paragraph

Gaps, seals, hinges, closers, glazing and signage as separate items, so a defect can be found, counted and filtered later.

  3. 3

The photo is on the defect

Not in a camera roll. Six months later it is still on the door, where the person asking for proof looks.

  4. 4

    A Fail raises the job

The finding, the photo and the door go with it, assigned and dated. Nothing depends on someone remembering.

  5. 5

Quarterly and annual checks come round on their own

Set the cycle once. The next check is created before it is due and shows on your Home page.

  6. 6

A signed report the findings cannot contradict

The report is built from the check itself, so the report and the findings are the same data.

A fire door check on a phone: synced, 4 of 10 done, the seals item failed with a note and a photo, Pass Fail N/A controls, Dictate and Polish.

Questions

How often do fire doors need inspecting?
For higher-risk residential buildings the Fire Safety (England) Regulations 2022 require quarterly checks of communal fire doors and annual checks of flat entrance doors. Other premises follow the risk assessment under the Fire Safety Order. AssetWRX lets you set whatever cycle your assessment specifies.
Can inspections run without a signal?
Yes. Stairwells and risers are exactly why. The check runs offline on iOS and Android, photos included, and syncs when the device is back on a connection.
Can a contractor do the inspections?
Yes, with access limited to the job they are on. They see the doors in scope and nothing else on your sites.
