What the standard asks

AS 1851 sets the routine service schedules for each type of fire protection system: sprinklers, hydrants, hose reels, extinguishers, detection and alarm, emergency lighting, passive fire and smoke doors, and more.

Each schedule lists the items to check at monthly, six-monthly, yearly and longer intervals, against baseline data established at commissioning.

Service records and a log book must be kept, defects classified as critical or non-critical and reported to the owner, and an annual condition report issued. State regulations then rely on those records for the owner's statement.

Questions

Does AS 1851 apply to my building?
AS 1851 applies where it is called up by your state or territory regulation, a building approval or the fire safety schedule for the building. Most commercial buildings in Australia are covered through one of those routes.
Can a building owner do the checks?
Some monthly items can be done by a competent person on site; most routines require a suitably qualified fire protection technician and some states license the work. Record who did each check on the item.
How does this help with the annual fire safety statement?
The statement relies on the service records for the year. With every routine recorded per item, the evidence behind the statement is already in one place.
