What the standard asks

ASHRAE 188 describes a water management program: a program team, flow diagrams of the building water systems, a hazard analysis, control measures with limits, monitoring, corrective actions, verification and documentation.

The 2017 CMS memorandum requires Medicare-certified healthcare facilities to have a water management program that follows ASHRAE 188 and the CDC toolkit, and surveyors ask for the records.

Monitoring results, deviations from control limits and the corrective actions taken must be documented and kept.

How AssetWRX handles it

  1. 01

Systems, tanks and outlets as assets

Cooling towers, heaters, storage and sentinel outlets each get a record with location and control limits, so a reading always lands on the right point.

  2. 02

    Monitoring as scheduled inspections

Temperature and residual readings are number fields with limits. A reading outside the limit is flagged on the spot.

  3. 03

    Corrective action as work

An out-of-limit reading opens a job: flush, adjust, disinfect or re-sample, with the follow-up reading recorded on the same asset.

  4. 04

    The documentation surveyors ask for

Signed, timestamped reports per system show every reading, deviation and action. Program documents live on the asset with expiry tracking.

Questions

Is ASHRAE 188 a law?
It is a standard. It becomes enforceable where it is adopted, most notably through the CMS requirement for healthcare facilities and through some state and local codes. Many organisations follow it voluntarily as the recognised practice.
Does AssetWRX write the water management program?
No. The program team writes the plan and sets the control limits. AssetWRX runs the monitoring, flags deviations, tracks corrective actions and produces the documentation.
What about UK legionella duties?
The UK approach (ACOP L8 and HSG274) is a legal duty under COSHH with similar monitoring. AssetWRX has a page and a template for it.

General guidance, not legal advice. Duties depend on your premises, jurisdiction and risk assessment; confirm them with a competent person.
